EL SOCO

Shelters for people, in the places nobody else would build.

developed by Frest · press → to begin

01 · La Palabra
so·co

Canarian Spanish. Abrigo, refugio, lugar a propósito para resguardarse del viento. The shelter a dry-stone crescent wall makes for a single vine in La Geria.

The wall is the zoco. The shelter is the soco. We own the feeling, not the object — and every estate we build is a soco for people.

02 · La Isla

A quarter of the island is new ground.

Six years of eruption from 1730. A Biosphere Reserve. A grammar of whitewash and black stone protected since 1974. 3.42 million visitors a year, busiest in March and October.

03 · La Tesis
Scarcity
is the
product.

New build on rustic land is close to impossible. A pre-existing traditional building is the only door left open. Every El Soco estate starts with one — because on this island, the ruin is the licence.

04 · El Formato

What every soco has.

  • 1
    One wall

Dry-laid volcanic stone, restored first. New volumes low and behind it, in lime.

  • 2
    Three to five keys

Each with its own gate, terrace and parking. Let whole or apart.

  • 3
    A pool and a court

Twelve metres on its own deck; a 200 m² serviced platform, padel first.

  • 4
    No neighbour, no street light

And an Atlantic wave within twenty minutes.

05 · Estate 01

Finca del Fuego, Yaiza.

A ruined finca in the malpaís below Timanfaya rebuilt as four keys, a heated pool and a floodlit court. ≈ 10,000 m², 5 km from the park gates, 25 km from the airport.

07 · La Pista

The only private court on the island.

Every padel court on Lanzarote belongs to a hotel or a complex. Ours sits on a level, serviced, floodlit platform with nine programmes on it — and it is forty-five metres from the nearest bed.

11 · La Honestidad
The honest
version.

Not yet an investable proposition — an investable option. The base and upside exits assume the estate can be sold as a residence if letting is refused. That assumption is on the cover, and it is the first question in the planning opinion.

The next step is €15–25,000 of due diligence, not a funding round.

12 · La Réplica

Own it. Co-own it. License it.

  • I
    Prove

Finca del Fuego trades two quarters at forecast. The standard is written down.

  • II
    Repeat

Estates 02–03 under El Soco Capital, within the same planning regime.

  • III
    License

Third-party estates on the Atlantic islands under the name, with Frest as builder of record.
