actually works.

Seven drawings for the people who have to live with the decisions — engineers, architects, co-investors. Each one shows a mechanism the prose can only describe: where the wind goes, where the water goes, what stops the salt, when the money moves.

The zoco: a wall, a pit, a vine, no waterThe crescent wall takes the trade wind and lifts it over the pit; the black lapilli in the pit condenses dew at night and gives it back by day. Three hundred years of vines grown with no rainfall to speak of. The estate is the same drawing at a larger scale: the wall is the compound wall, the vine is the guest.

Build-up B: stone outside, timber inside, lime on the faceSalt stops at the stone skin and drains down the cavity; the wood fibre and CLT carry the load and the insulation; lime plaster lets vapour out instead of trapping it, which is the whole reason cement render fails on this coast. Steel appears only where tension appears.

Where the water goesTwo sources in, one cistern, one use, one treatment, and the only irrigation on the plot is the water that has already been used once. Design targets to be confirmed by the services engineer.

Where the power comes fromThe roof charges the battery and runs the pool in daylight; the battery runs the night; the grid is behind both. The court's lighting is zoned so that a dinner or a film does not light a match.

Four terraces, four times of dayThe plan is a sundial: each outdoor room catches its own hour and faces its own way, so the estate can be let four ways without anyone competing for a chair. The court takes the evening because its light is the only light on the plot.

One slab, nine programmesThe court is specified as a level, serviced platform first and a padel court second, so it survives a change of use. The service spine sits on the windward side, the noise goes south and east, away from the beds.

The gates are the risk controlMoney does not move until the written answer does. The principal goes first, co-investors follow at Gate 2, and debt is raised only once the asset is permitted. A refusal at the first gate leaves €1.78M unspent.

The house brand and what it ownsEl Soco owns the standard and lends its name downward; the estates produce the income, the club produces the uplift, the capital vehicle carries the co-investors. Frest is the endorser and the builder. Ring III is the licence line that turns the name into the asset.

Every drawing carries design targets, not measurements. Wall thicknesses, water and energy figures and zone areas are assumptions for testing, to be replaced by the ground survey, the services engineer and the QS before Tranche 1.
