Twelve criteria, weighted the way the underwriting weights them. Three are gates: a plot that fails one is not an El Soco estate however well it scores on the rest. Move the sliders for any candidate plot — the score is an opinion, not a valuation.

Pre-existing traditional structureA ruin, corral or tower on the plot — the licence argument. Without it, the route is new build.

Weights: gates ×3 (structure, land route) and ×2 (privacy, darkness, size, services); everything else ×1. Scores are 0–5 per criterion. A gate below 3 caps the result at "not a soco". Presets are illustrative; Finca del Fuego's own figures remain subject to the open items in the underwriting.
